Kara, Is it possible to have the spaces open up/have access to the canyon rather than the extra corridor in each building? It seems as if there are now essentially three corridors right next to each other. I think it would be much more interesting if the students were interacting with the canyon area rather than just being in the individual buildings. Keep it up, we are almost to the end.
Kara, Very clear and Complete plans. You almost there!!!!!
If i may i would like to remind you with 3 things.
1- your own initial Idea of a green roof garden looking at the city. which you have a plenty of space on your roof.
2-Do you see this circular big blue pool area? Its the right thing in the right place. but do you see this big centralized tree planting in the corner? what if you replace it with smaller 2 rows of trees that goes on the north and south sides from narrow to wider, east to west towards the big blue circle of water?
The reason for that, that before and after someone go down or up this circular stairs there is no much space because of that other big diameter of the tree planting. which is really competeting functionally and visually with your big blue water circle pool.
I would make the only thing that is circular geometry in the plan and site plan this blue big pool. and all the rest this sharp geometry.that looks very succesful so far, we need to see section for it though.
3- Beacuse of working hard I am sure you forgot to turn on your color and text layers to make the plans more legible. Its not fair for your complete beautiful plans to be posted even for one hour without blue, green color and text.
I dont know if i am wrong or right in this but i think you need to add more green areas in the plans. unless you want to make it as i see in your great perspectives in the previous post, fair face concrete and water. thats it, simple, In the new Bibliotheca Alexandrina in Alexandria by Snoheta they did a long water pool, next to the fair face concrete wall and on one of the solid walls you can see some lettering from diffrent languages around the world engraved, well i connect that to what i see in the existing BAC building in Newbury street, where in the street level you find welcome written by all world languages, german, Italian, japanese ..etc
I am not saying you have to say welcome,It could be the name of the place in diffrent languages or geometric shapes engraved in the solid walls looking at the canyon, This is an educational place.almost as a library, Anyways its an Idea the BAC (your client) already consedring and doing it. you can have a pic for it and make a point If you ever have the chance!.
I guess for time concerns i would go ahead to view details related to sustainblity. You will have the elevations from the 3d model almost done. so you dont have to worry about Elevations.
I am orange to see your sections they should be showing the experience and you may need a detail related to how your pool meets the building.
You got your beautiful Ideas all set just put it in context that looks like a working drawings. that what i say to myself when i found that i need to do details and cleanup my crazy project that drives me nuts -:)
It is so nice to know that I have company in these late/early morning hours.
Jaclyn your thoughts on relying on the canyon as sole corridor could work for the residential building however, I enjoy the idea of an interior corridor for comfort if it is raining or snowing outside. With the 2nd floor horizontal connection you could travel from hotel room to studio or classrooms without getting wet or frozen. :)
Amr yes I need to now make these plans of presentation quality. I agree I took a hiatus on site planning because werner asked me to get code review finished. I am going to revisit and complete all my plans. Too much fun not enough time. I do want a simple and elegant space. The green roof may not happen although I did have visions of the residential building walls that face the freeway to have green plantings. This would provide added sound protection and help with run off. Anyone have thoughts on this?
Kara, I’m glad to see you are back working hard on your project. Asking for the code analysis was important and – properly applied – will help develop the plan. I like your general approach, even though you are locating the sleeping rooms towards the pike; I’m eager to see what you are proposing for sound treatment for this rooms, after all the few hours of rest should be as comfortable and quiet as possible. The “redundant” corridors per se are not an issue; but I question the relative proportions of the spaces. Typically exterior, public spaces are wider than interior corridors. Without labels or furniture it is difficult for me to understand what your intentions for the wide internal corridors are (gallery, lounge?), but currently they look like oversized corridors. In the code analysis you are calling out travel distances and dead-ends. In your plans you are showing a few dead-end situations: in the residential building towards the circle on all floors, on the second floor you are pushing the envelope with the space in front of the toilets and the two class rooms. Although the space is probably less long than 2 ½ times the width, your COMMON PATH OF TRAVEL is close or is exceeding 100’. The same is true for the bath room at the very last room near the circle (see a sketch posted in my blog). The third residential floor does need a second exit. This could be the stair you are proposing, but the stair would need to connect all the way down to the level of discharge. You could also consider a second egress via the green roof on top of the academic building into stair 1. I hope you can soon follow up with the structural drawings and a section. You should draw the section through your loft space; it will tell how that space can be reached and how it relates to the rest of the building. Keep up the good work.
Kara, the second iteration is much closer: however, if you want to eliminate the third stair you would have to make sure that the space near the west end of the housing is not longer than 2 1/2 times the width and that the common path of travel out of the bath room doesn't exceed 75'. I would advise to change the bridge geometry to accommodate these requirements. Also, out of the third floor you still need a second means. Check out my blog for an idea how to access the (green) roof and the stair. Making a "green wall" along the highway is certainly an option. To have some acoustical impact, you would need weight and minimal openings into the dorms, maybe shielded from direct noise (especially should you consider having natural ventilation)
Yes for the purpose of expediting the posting process I replace the plans with new versions.
The changes are egress related; so yes very important but I think not visible at first glance.
To all, I now have 2 horizantal egress systems linking the buildings, one is enclosed the 3rd floor I thought would be nice as a bridge. In the model I show the height at 25' 6" to top of rail on this bridge linking the 3rd floor to the second buildings green roof.
I can't remember the last time I posted on your blog, but I am back. The plans are developing nicely! I have seen the comments by Werner in regards to egress. It's funny, the minute I saw your plans for the first time I thought you had too many stairs, too close to each other and some dead ends. I still think you have some dead ends, but I am sure you will be resolving those before conclusion next week. An example is in the first floor by the interior spaces next to the circular pond. I wonder if you are in the canyon, by the pond and a fire breaks out and you can't swim or are in a wheelchair. I don't mean to be tragic, just want you think about your worse case scenarios.
I am a bit concern about your structure, so far it reads as if every wall is bearing, since there are no columns. Throw some columns in there, maybe your scheme is for a post-tensioned structure. The beauty about post-tensioning is that the slabs are most of the time 8", columns don't have to be on a perfect grid, and you could have spans of 28' to 30' without beams. Did I convince you? :-) It's up to you!
On a lighter note, as I said before I really enjoy your interior space planning of the spaces, the bedrooms look succesful. My only recommendation is to relocate some of the bathroom doors so when you are inside the bedroom and the door is open, that you do not see the toilet. Also, a building of this height will not require for your plumbing to have vent stacks larger than 3" dia. this means that you could eleminate the double wall behind the toilets, unless you have wall mounted fixtures and then you do need to consider 14" for a carrier. I really like your idea of having a green roof, my suggestion is for you to pull the green areas from the edge and provide a walkway or some minor hardscape area. That way you give access to the physically challenged. Glass railing could provide safety at the edge and an unobstructed view. I suggest for your elevator to reach that level, you have an adjacent classroom level that requires to be accessible for many reasons (emergency team with a gurney, bring furniture up, elderly, etc.) Also, on that room, the furniture layout is rather "Gattaca", it's cool, but where would the teacher be? Keep plowing away, your project as I said on a previous post is very poetic and contemplative.

Did you replace your plans with new ones? Or is there an additional post? I don't see anything to compare them with. Am I missing something?
